Price your property realistically if you want to sell, says Keynsham estate agent

Keynsham's housing market is still slow, but vendors can still achieve a sale if they price their property realistically, according to an estate agent in the town.

James Herniman of Andrews Estate Agents said: "We now have a consistent level of enquiries, but it's not an easy market. It's level, but not picking up.

"We are achieving sales weekly, but the market is very sensitive to price. Some vendors prices their properties up on the expectation of a bit of a reduction when they get an offer, but buyers will generally sit on their hands and wait for the price to come down."

According to the Agency Express Property Activity Index, the property market in the South West experienced an increase in the houses up for sale and sold in July

The number of properties sold last month rose by +13.7% compared to June – the second highest regional rise in Britain. For the UK generally, there was a -0.1% decrease in properties sold.

However, house sales in the region were still down -19.8% on July 2010 and -6.9% down on July 2009.

Mr Herniman said that on average, it  takes between 10 and 12 weeks for a house in Keynsham to sell.
